Advantages:

Хозяйка квартиры очень ответственная, всё нюансы по заселению обсудили заранее. Квартира чистая, ремонт современный. Вся посуда и чай/кофе в наличии. Район очень тихий и рядом с домом есть остановка общественного транспорта.
